Can you hold a place before I apply?
We need a completed application, signed lease, security deposit, and first month’s rent. -
Do I pay first month’s rent and last month’s rent with my security deposit?
First month’s rent and security deposit must be paid prior to move in. -
How old do you have to be to apply?
You must be able to sign a legal contract. Typically, this means you must be at least 18 years old. -
Is the deposit refundable?
It is refundable if there is no damage beyond normal wear and tear. The property must also be in the same or better state of cleanliness. We perform detailed inspections before move in and after move out for comparison. -
Who needs a cosigner?
Anyone who is not able to qualify on their own. Keep in mind that the cosigner is equally responsible for all lease contract requirements. -
You have a property I want to rent. How do I apply?
The property page will have a link for our online application. We encourage all applicants to tour the property before applying. If you are out of state, we will be happy to arrange a virtual tour. -
How do I pay rent?
You can pay your rent online using a credit card, debit card, or bank transfer. Please note that there is an extra charge for card payments that comes from the card processor. -
I want to get a pet. What do I do?
First, check to make sure that pets are allowed on the property. Not all properties allow pets. Bringing in an unauthorized pet is a violation of the lease contract and can result in substantial fines or even eviction. If pets are allowed, please go to https://ksn.petscreening.com/ and select the Household Pets option. -
I want to move out, but my roommate wants to stay. What do I do?
We will need to complete an amendment to the lease. There is a charge for lease amendments. Your roommate must agree to you moving out, as this will mean that your roommate will be responsible for the full amount of rent going forward. -
My lease expiration is coming and I want to move out. What do I do?
We’re sorry to see you go, but please send us written notification per the terms of your lease. -
Who is responsible for paying for repairs & maintenance requests?
If the repairs are the result of normal wear and tear, the owner is typically responsible. If the repairs are caused by tenant negligence, then you will be responsible. For example, plumbing clogs inside the premises are typically a tenant responsibility. Please see your lease agreement.
