Am I required to make my property available to Section 8?

Can you put the money directly into my account?
Yes, we can do ACH transfers into your account. -
Do I get to see the lease or sign it?
Yes and yes. As the owner of the property, you are technically considered the landlord. You will get to see the lease and sign it. -
Do you sell real estate too?
Yes, we are Realtors licensed in the state of Georgia. IF YOU DO NOT HAVE AN AGENT, we would be happy to assist you with buying or selling residential real estate. IF YOU DO HAVE AN AGENT, we ask that you continue to work with your agent. As Realtors, we appreciate the importance of the Realtor-Client relationship. Other agents are one of our primary sources of property management business, and we do not want to jeopardize that. We don’t want to be THAT GUY who poaches someone else's client! But please bring all of your property management business to us! -
How and when do I get my checks?
We disburse owner funds after the rent payments have cleared for the month, and any repair bills are paid. -
How is rent collection handled?
Tenants have the ability to pay rent online through their tenant portal. -
How long of a lease do you sign?
We typically sign 1 year leases with our tenants. Longer or shorter leases are handled on a case by case basis. -
How much security deposit do you charge the tenant?
We typically charge 1 month’s rent for a long term lease. We charge a smaller amount for executive rentals. -
How soon can you start managing my property?
How about today? We can start managing your property as soon as we have signed a management agreement. We can start marketing your property as soon as we have photos. We can place tenants as soon as the property is ready for occupancy. -
What type of properties do you manage?
We manage long term and mid term residential properties. Mid term rentals, also known as executive rentals, are fully furnished properties targeted at traveling professionals (AKA digital nomads). We do not manage short term rentals leased for less than one month. However, we have a close relationship with one of Savannah’s premier short term rental agencies. We would be glad to put you in touch. -
What type of reports do I get and how often?
We will provide you an online portal that you can utilize to view and download reports anytime you like. We can provide mailed or emailed reports on a case by case basis. -
Who holds the tenant security deposit?
We hold security deposits in our specially designated trust account.
